What to Consider When Leasing Warehouse Space

As you look into leasing or buying warehouse space it’s important that you first understand your needs before beginning your search. You don’t want to waste your time looking until you have thoroughly considered all the specifications and licensing requirements in your industry and for your business.

  1. Do you need to store products and materials?
  2. How will you receive products and materials? For example by 18 wheeler, UPS type truck, train, plane, etc..
  3. How do you plan on shipping products and materials?
  4. Do you need office space? If so how many offices do you need?
  5. What are the power requirements of your equipment?
  6. Do you need to store vehicles, trucks, or trailers over night?
  7. Do you have any special licensing or zoning requirements?
  8. Do you typically use racking when storing stuff in the warehouse?
  9. Do the products and materials you store need to remain at a certain temperature?
  10. Will you have employees working in the warehouse?
  11. Do you need the ability to drive a vehicle inside the warehouse?
  12. How wide of an overhead door do you need to get stuff in and out of the warehouse?
  13. Do you have to have air conditioning in the warehouse?

These are just a few questions to consider when leasing warehouse space. Again don’t waste your time searching for warehouse space for lease UNTIL you know what you need.

Once you understand your needs now you are ready to begin your search. Just make sure as you tour properties to bring your “needs” list with you and share that with every landlord.
