With every Industrial space listed for lease or sale a commission is being paid to the listing agent by the landlord or owner. If the tenant or buyer is not represented by an agent the listing agent typically receives all of the commission. Also not having representation does not mean the rate will be lower. If You (tenant or buyer) have representation then your agent shares the commission being paid.
It depends on the existing condition of the space. If in shell condition (never built out before) it could take anywhere from 6-12 months from the search, selection, negotiation, and build out. If it’s 2nd generation space (previously occupied by a tenant) it’s possible to be moved in within 30 to 60 days unless significant tenant improvements are necessary. Your agent will be able to give you more realistic expectation on each property as your tour and discuss them.

We are dedicated to providing unbiased feedback and advice and transparent service and are able to help you find the best space and negotiate the best deal possible. Tenants and buyers should have access to the same market knowledge, experience, and resources as the landlords they are negotiating against.
